About Lee

Lee Tobin runs a bar in Pembrokeshire. He went through his own rates bill after the 2026 revaluation and built this site because he couldn't find anywhere that explained it in plain terms for someone running a hospitality venue, rather than for a professional adviser.

I'm not a chartered surveyor and this site isn't legal or professional advice. What I can offer is a plain-English read of the rules, written by someone who has to pay the same kind of bill, plus a route to a properly regulated surveyor if you want one.

Why I built this

Every hospitality operator I know had the same questions in 2026: why has my bill gone up, is it worth challenging, and who can I actually trust to help. The official pages are accurate but written for professionals. The private rating-firm sites are written to sell. I wanted something in between: honest about what a challenge can and can't achieve, and upfront about how the site pays for itself.
