Rental-valued venues
Most restaurants, cafes and smaller bars are valued by direct comparison with rents actually being paid for similar properties nearby, adjusted for size, location and condition — rather than the trade-based methods used for pubs and hotels.
This means the strongest evidence in a challenge for these venue types is usually recent, comparable rental evidence for similar premises, rather than your own turnover figures.
